Seal Coating - As pavement ages and its exposed to excessive water, oxidation, petroleum products, and wear and tear, it is in a state of perpetual raveling and cracking.  If this is not curtailed, asphalt becomes dislodged, cracks grow larger, water enters the cracks, sub-base erodes, and the entire asphalt structure is severely compromised.  Once seal coat is applied, it actually restores that asphalt to its original state.  Seal coat fills the small hairline cracks and seals them from water.  By sealing the asphalt, it is rejuvenated and restored to its original integrity if done on a regular basis.

Seal coat is a wearable surface that takes the abuse rather than the actual asphalt.  For this, the seal coat can be expected to provide protection for 2 to 3 years on an average parking lot or driveway.

It is equally important to seal new asphalt.  By sealing new asphalt, you are able to stop the damage before it occurs.  Ideally new asphalt should be sealed 60 to 90 days from time of installation.

Another benefit of seal coating is the improved aesthetics of the pavement by providing a rich, uniform, black color to the surface minimizing differences in the pavement surface texture.  Though seal coat is often utilized for its aesthetic benefits, this is merely a side benefit.

Infrared Patching - Why use infrared repair methods?
The application of an asphalt-recycling program is to repair potholes, sunken utility cuts, depressions/poor water drainage, high spots, cracks, alligator areas, catch basins, oil spots and pavement decoration. The program is intended for repair of existing localized pavement distresses not caused by inadequate pavement thickness, weak sub grade, and poor quality of materials in adjacent areas and/or improper drainage of the pavement components.

Infrared asphalt recyclers are a cost-effective method of asphalt repair. Infrared repair techniques are faster than cutting out and replacing asphalt and they do not leave a joint around the perimeter of a repair for water to seep into. Infrared asphalt recyclers warm the existing asphalt in and around the repair area to over 300 degrees Fahrenheit - the same temperature that new asphalt is when manufactured at the plant. The softened asphalt can be scarified to mix in hot liquid binder and fresh asphalt, if needed, before compaction. This results in a permanent and attractive repair that has recycled the existed asphalt.

What is Crack Sealing?
Cracks are filled with a rubberized hot filler. This is applied using a heated pot or other injection device Cracks are slightly overfilled to allow for shrinkage.
 
What does it do?
Fills cracks creating a water proofing Expands and contracts with the crack to maintain sealing in all seasons and under traffic Crack sealing is a pretreatment before a surface coating or may be used alone.
